About This Calculator
How It Works
Closing costs are all the fees and taxes due at the time of purchase, on top of the down payment. This calculator estimates each line item โ land transfer tax, legal fees, title insurance, home inspection, and miscellaneous costs โ and sums them into a total. Land transfer tax is the biggest variable and is calculated as a percentage of the purchase price on a sliding scale that varies significantly by province or state.
The Formula
Total closing costs = land transfer tax + legal fees + title insurance + home inspection + other fees. Land transfer tax varies by province/state.
When to Use This
Use this during the early stages of your home search, before you make an offer, to ensure you've actually budgeted for closing. Most first-time buyers focus on the down payment and underestimate (or completely forget) the additional 1.5-4% of purchase price that closing costs represent. Finding out about $15,000 in extra costs on the day of closing is a bad day. This prevents that.
Limitations
Closing cost amounts vary meaningfully by location, lender, property type, and deal specifics. Land transfer tax rates differ by province, state, and even municipality โ some cities have an additional municipal tax on top of the provincial one. Legal fees can vary widely by law firm. Use this calculator to budget realistically; get actual quotes from your lawyer and lender before finalizing your finances.
Example
A $500,000 home in Ontario: ~$6,475 land transfer tax + $1,500 legal fees + $300 title insurance + $500 inspection = ~$8,775 in closing costs.
Did You Know?
Closing costs typically run 1.5-4% of the home's purchase price. On a $500,000 home, that's up to $20,000 in fees you didn't budget for. Now you will.
